We are so excited to be considered on your shortlist. Because of a few very bad guests and for the sake of being fully transparent, please read these house rules to ensure we are a good fit for each other. **Absolutely no parties or events. Noise complaints and events will be charged a $500 disturbance fee. Booking with us means you agree to this.** ## The standard checkout time is 10 am. Failure to leave by 10 am will result in a late check-out fee in the amount of one-half of the nightly rate. Our cleaning team is counting on you to depart by 10 am to stay on schedule. When you stay later, they charge more for their wasted time. Please be considerate. Finally, after 10 am, you are trespassing which is a crime and the police will be called to evict you. Do not be surprised when they show up. Prior coordination, more than 24 hours in advance, is needed for a late check-out and your request may be accommodated depending on the cleaning schedule and future check-ins. We want to work with you, but choosing to stay till noon while our cleaning teammates are waiting outside will not be tolerated and the police will evict you and charge you with trespassing. We can work through anything when we work together. When you do not work with me, you can work with the police. ## Understand that this neighborhood is a quiet place. I'm also an Active Duty Military Officer. Or - a FEDERAL employee. While marijuana may be legal with a prescription in the state of Florida, it is still a federal CRIME. Please do not bring your drugs to my property. These are the checkout Instructions for when the time comes. Please do not book with us if you cannot agree to these instructions: "You can leave any used towels on the floor in a pile. Please wash your dishes before your departure. Remove trash from all bins and take it outside to the dumpster. Deflate and put away the air mattress. Failure to follow these instructions may result in additional cleaning fees." There is one security camera on the property in the backyard, located across from the front door. Your guests must be indicated on your reservation. These are the ONLY guests allowed to stay the night. Four guests are normal, Six is the MAX. Inviting other people to the property, not on the reservation, is a crime of "Solicitation of Trespass." We want you to enjoy this special place with your friends and family, but your invited people, not on the guest reservation, must be approved by us. Ask before you invite people over (not on the reservation). Please remove your shoes if they are overly sandy. This keeps the space cleaner for all guests. No smoking in the house. You can expect the same standard from us. We will provide a clean place for you to stay that will look like the listing you booked. We will have the place ready for you at 4 pm on check-in day and we will not force you to leave earlier than the check-out time. We will not damage or take any of your items. We will not throw parties or host events without prior coordination with you. If these terms sound fair to you and you agree to them- YAY! - we're a fit! We hope to see you soon.

You have access to the entire guest house. A driveway with a carport and additional street-side parking is available. I just ask that you leave space available for me to enter and exit the garage.
