We are so excited to be considered on your shortlist. Please read these house rules to ensure we are a good fit for each other. ** Absolutely no parties or events. Noise complaints, smoking/vaping and events will be charged a $500 disturbance fee. Booking with us means you agree to this. An event is anytime you allow guests over to the property that are not on your reservation. This does not include delivers. ** This booking is for the private first-floor of the Manor. The second floor and/or the guest house may be rented by other guests. If you are needing other parts of the Manor, please contact us. =) ✔ Boat slips are NOT included in your reservation amount ✔ Trailer parking is NOT included in your reservation amount ✔ Pet hosting is NOT included in your reservation amount ✔ You MUST contact the host for pricing and availability of boat slips and trailer parking This neighborhood is a quiet place. While we encourage you to relax and unwind, be mindful that sound carries further while out on the water. My neighbors Bill, Mary, Joe, Lisa, and Dave appreciate your consideration. Feel free to say hi to them as well. :) This is a fantastic place to bring your boat. Because we are excited to host you, we offer on-property discounts for boat slips and trailer parking that are deeply discounted. Contact us quickly to reserve your spot. The docks and parking are listed on other sites and often book up weeks in advance. You agree to not block the two driveways. Checkout Instructions for when the time comes. **checkout time is 10 am. Late checkouts disrupt the cleaning and maintenance task schedule and will be charged at the rate of half the nightly rate. Please do not book with us if you cannot agree to these instructions: "You can leave any used towels on the floor in a pile and please strip the beds of the sheets and pillowcases (leave the comforters and mattress liner on the bed). You can leave them on the beds. Please wash your dishes and do not load them in the dishwasher for your departure unless you have a full load. If you have a full load, start the dishwasher. Remove trash from all bins and take it outside to the dumpster. Deflate and put away all air mattresses. Failure to follow these instructions may result in additional cleaning fees." Manor on the Bay is a place to be shared. Your guests must be indicated on your reservation. These are the ONLY guests allowed to stay the night. Inviting other people to the property, not on the reservation, is a crime of "Solicitation of Trespass." We want you to enjoy this special place with your friends and family, but your invited people, not on the guest reservation, must be approved by us. We are happy to host one dog less than 50 lbs. when booking THE ENTIRE first floor, and/or the ENTIRE second floor or the guest house. Single bedroom bookings are not allowed to have pets. Hosting your pet each carries an extra $100 hosting fee that covers up to four nights, then a $25 charge is assessed for each additional day. Please note, this is not a cleaning fee. You are still required to clean up after your pet. Excessive cleaning may be charged by the cleaning team at an appropriate rate. Pets are *not allowed on any furniture*, and they are required to be on a leash when outside of your suite. Waste must be picked up after each time. A fee is charged if you fail to clean up after your pet. PLEASE DO NOT BOOK WITH US if you are not a responsible pet owner. ***WATCH ALL CHILDREN AROUND BODIES OF WATER.*** There is not a fence along the waterfront. Please do your best to remove sand from your shoes/feet before entering your room. This cuts down on the sand that is brought in.

Private beach (to the Manor guests), kitchen, living room and laundry room, back patio, dock, and driveway. The outdoor areas including the pool and spa are shared with guests and owners. Pool heat is extra, spa heat is included. Manor on the Bay is a large home transformed into multiple rental units and is available as one entire house or the entire property by adding the guest house. Being the only property in this region of it’s kind, it truly is unique!
